📌 Key Responsibilities

• Conduct market feasibility studies covering land cost, development potential, competition, and projected sales realization.
• Negotiate land acquisition deals and joint venture development agreements with landowners and promoters.
• Coordinate legal due diligence on proposed acquisition sites with the legal team and external legal counsel.
• Prepare financial models and project IRR calculations to support management approval for new land deals.
• Liaise with CMDA, local bodies, and regulatory agencies for development feasibility and planning permission assessment.
• Present new project proposals with deal structure, financial projections, and risk assessment to senior management.

🎓 Qualifications and Requirements

• MBA from a recognized institution with 5 to 12 years of real estate business development or land acquisition experience.
• Proven track record of identifying, negotiating, and closing land acquisition or JV development deals in Coimbatore.
• Strong financial modelling skills for project feasibility and IRR analysis.
• Deep understanding of Coimbatore's real estate micro-markets, growth corridors, and land value trends.
• Knowledge of CMDA planning regulations, land use zoning, and development approval processes in Tamil Nadu.
• Excellent negotiation and relationship management skills for engaging landowners, promoters, and real estate intermediaries.
• Ability to coordinate multi-disciplinary due diligence involving legal, technical, and financial teams simultaneously.
• Good Tamil and English communication skills for team coordination and client interaction in Coimbatore.
