📌 Key Responsibilities

• Draft and review sale agreements, allotment letters, and possession letters for residential and commercial units.
• Conduct title deed verification and due diligence for land parcels proposed for new project development.
• Verify encumbrance certificates, patta documents, and revenue records for development site acquisition.
• Ensure all residential project registrations comply with TNRERA requirements including quarterly disclosure updates.
• Coordinate with registration sub-registrar offices for scheduling and completing property sale deed registrations.
• Liaise with banks for home loan NOC issuance, mortgage documentation, and tripartite agreement execution.
• Maintain a legal document repository for all project-related approvals, agreements, and regulatory filings.

🎓 Qualifications and Requirements

• LLB from a recognized institution with 2 to 6 years of experience in real estate or property law.
• Hands-on experience with Tamil Nadu property documentation including patta, chitta, encumbrance certificate, and revenue records.
• Knowledge of TNRERA registration requirements and quarterly disclosure compliance obligations for developers.
• Experience drafting and reviewing sale agreements, construction agreements, and JV development agreements.
• Familiarity with home loan documentation processes and bank NOC procedures for residential projects.
• Ability to coordinate with registration sub-registrar offices and navigate Tamil Nadu registration procedures.
• LLM in Real Estate Law or additional certification in RERA compliance is advantageous for senior legal roles.
• Good Tamil and English communication skills for team coordination and client interaction in Coimbatore.
